Cape Town’s Waterfront Set for R20 Billion Transformation: A New Era of Coastal Living and Property Investment

Cape Town’s iconic V&A Waterfront is poised for a historic transformation, with a R20 billion development set to reshape the Granger Bay precinct and expand the city’s coastline through strategic land reclamation. The ambitious plan, led by V&A Waterfront Holdings and backed by Growthpoint Properties and the Public Investment Corporation (PIC), marks the largest infrastructure investment in the region since the 2010 FIFA World Cup.

According to the pre-application draft report by Infinity Environmental, the project will reclaim approximately 3.2 hectares of land from Table Bay, protected by a permanent rock revetment and two breakwaters. These structures will create a sheltered bay designed for boating, kayaking, and swimming, complemented by a public coastal walkway, tidal pools, landscaped promenades, and open recreational spaces.

On land, the development will introduce a mixed-use district within 100 metres of the high-water mark, featuring residential apartments, hotels, serviced units, leisure facilities, and commercial spaces. The additional 440,000 square metres of development rights have already received funding approval, and the project is expected to unfold in phases over the next 20 years.

Notably, the proposal does not require major upgrades to external roads, and existing infrastructure will accommodate water, electricity, and waste services. Public participation is a key component of the Environmental Impact Assessment (EIA) process, with a 30-day comment period running until 1 September.

This landmark initiative builds on Cape Town’s legacy of land reclamation, including the Foreshore and earlier phases of the Waterfront. It aims to enhance the city’s global appeal, create thousands of jobs, and offer new opportunities for investors and residents seeking premium coastal living.
